Stop Renting! You Can Buy A House!

It's clear that home prices are steadily rising across Canada. Interest and mortgage rates (and therefore GICs, bonds etc) are still hovering near historic lows. 3% is STILL prime rate for Canada as of October 2014! With the new mortgage rules any potential home buyer has to come up with a down payment before he or she can secure a mortgage. A downpayment for a house requires a minimum of 5%. Though there are still higher interest mortgages out there for 0% down... The County of Dufferin Homeownership Program is designed to provide moderate income individuals and families with an interest free down payment assistance loan to help them in purchasing their own home The program runs from April to December.

The County of Dufferin can provide up to five percent (5%) in down payment assistance to eligible applicants to assist them in purchasing a home to a maximum of $15,000.

Program Criteria

  • Applicants must be at least eighteen (18) years old.
  • Have a gross household income at or below Annual Maximum Household Income Level per Ministry of Municipal Affairs and Housing. (Subject to Change.)
  • Assets of no more than $20,000.
  • Be eligible for financing from a financial institution.
  • The selling price of the home must be at or below Quarterly MLS Average Resale Price. (Subject to Change)
  • Loan amount is 5% of the purchase price to a maximum of $15,000.


This loans represent a win-win situation! The home buyer gets access to funds for his or her down payment that might not have otherwise been available and the county increases its tax base to maintain and improve infrastructure and the education system.

Note: You will have to plan to live at this house as your principle residence for 20 years or you will have to pay the loan back in full + capital gains. Don't let that scare you though! It might not be that big of a deal to pay back if your house has made a lot in equity in say only 5-10 years and you need to move to a different city for work or something.
